This is a mobile app that combines Augmented Reality (AR) and Artificial Intelligence (AI) to transform the way properties are explored and marketed. Built for agents, buyers, sellers, and furniture providers, it allows users to visualize homes in real-time, place virtual furniture, and sync listings seamlessly from MLS.

OVERVIEW

Project Overview

Finding the right property often overwhelms buyers, sellers, and agents. Online listings provide information, but they lack the ability to show how a space truly feels. Existing platforms like Zillow or Redfin help with browsing, yet they don’t bridge the gap between static property data and real-world visualization.

This app was created to solve this gap by combining MLS property data with Augmented Reality and Artificial Intelligence. The platform enables buyers to explore homes in 3D, add virtual furniture, and remove existing items for a clean view before visiting in person. Sellers and agents can market properties more effectively with AR-enhanced listings, while furniture providers get a new channel to showcase their catalogs.

Our mission was to deliver a single platform where property listings, AR visualization, and AI automation come together to give every user a more interactive, accurate, and efficient real estate experience.

User Onboarding and MLS Property Sync

The platform simplifies the sign-up process for buyers, sellers, and agents. For agents, when they enter a property address, the system connects with the MLS API to automatically fetch the latest property details if listed. This reduces manual work, minimizes errors, and ensures accurate listings that are always up to date.

Property Listings and Smart Search

Buyers can explore and filter properties by type, location, and budget, with listings that showcase photos, room details, and pricing. The feature enhances property discovery by combining intuitive navigation with personalized search, making it easy for users to focus on homes that truly match their needs.

Augmented Reality Furniture Placement

The platform enables buyers to visualize 3D furniture in property spaces such as living rooms, bedrooms, and kitchens. Items can be rotated, moved, or removed in real time to show how each space can be designed. In addition, buyers can scan their own furniture and convert it into 3D models, making it possible to test how their personal items would fit and match within a new property.

AR Room Visualization and Navigation

The platform allows buyers to explore individual property spaces through immersive AR room views. Users can view and interact with areas like living rooms, bedrooms, and kitchens in 3D, gaining a realistic sense of scale and layout. This immersive experience replicates the feeling of an in-person visit and shortens the decision-making cycle for both buyers and agents.

AR Property Reels with Smart Preferences

The platform features AR-based property reels that showcase listings through short, interactive 3D previews of property spaces. Buyers can personalize their reel feed using filters such as property type, price range, and sorting options like newest listed or most viewed. Preferences persist across sessions, and the reel feed updates in real time, helping buyers quickly discover relevant properties and move into detailed AR room visualization when needed.

Project Challenges and Their Solutions

1. MLS Data Integration and Compliance

Challenges

Different MLSs are governed at the state level, each with its own data structures and strict IDX/VOW compliance rules. Adding custom fields such as AR links was not restricted outright but required approval, which added complexity and limited flexibility for agents.

SOLUTIONS

We addressed this by starting with a manual upload workflow where agents could paste AR links into their listings. Once MLS vendor approvals were secured, our team planned to phase in API-based automation. To make the system scalable, we built a modular integration layer mapped to the RESO Data Dictionary, ensuring compatibility with multiple MLSs in the future.

2. Accurate AR Anchoring and Measurements

Challenges

Inconsistent lighting or cluttered rooms often caused AR furniture placement to be inaccurate. This reduced user trust in the feature and made it difficult to rely on for serious property evaluations.

SOLUTIONS

We implemented ARCore and ARKit surface detection along with built-in error handling to improve accuracy. A scan validation step was added to alert users if conditions like light or surface detection were not optimal before starting AR capture. This created a more reliable and user-friendly AR experience.

3. AI-Based Furniture De-Staging

Challenges

Removing existing furniture or personal items in real time was computationally heavy and slowed down the app. On mobile devices, this often led to performance issues and incomplete results.

SOLUTIONS

To overcome this, we introduced batch editing tools and moved complex processing tasks to the cloud. Instead of attempting real-time removal, users could process scans after upload, keeping the app responsive. This approach combined AI-powered de-staging with a smooth mobile experience.

4. Cross-Platform Performance and File Sizes

Challenges

Large 3D models and AR scans created problems with loading times and overall performance, especially for mobile users on slower networks. Without optimization, the immersive experience would not be practical.

SOLUTIONS

Our team applied model compression techniques and used a multi-CDN delivery strategy with AWS CloudFront and fallback options. We also implemented progressive loading, allowing smaller assets to appear first while larger ones continued to load in the background. This ensured smooth performance across devices and networks.
